Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

I am a retired person from a private company. I have made 5 attempts for 30 x 40 measurement site. I have to go for Bank loan. Since, I am retired person, I am not eligible to get loan from the Bank. My son is an IT firm employee. Once I get site allotment letter, can it be possible to get transfer/register site allotment into my son's name enable him to go for Bank loan. If so, what are the formalities to meet.

Dear shiv..I am not sure about the timelines. Regarding refund - BDA may refund the amounts within 4 weeks.

Is it worth buying under loan. only 2000 sites available under 30×40 dimension @ 2000rs/sqft and Today demand might be there, because it is the last layout. It will be well planned because its being formed now. But future will there be growth? People are buying @ 1000 to 1200 Rs/Sq ft near Airport Devanahalli side. Als0 1000 Acre Aerospace Hub SEZ is notified there at devanahalli. There is nothing notified on this side. No IT hub, nothing. Also December End is deadline. How many months will take to allot site (if not when they will return money), Initial Deposit money (Interest free for BDA).

Here is my reply - " Dear Ray..Yes, definitely the prices is on a higher side. Also, West Bangalore yes yet to witness commercial activity. If you want to settle down in blr then it may be a better decision to buy a BDA property."

No Reddy, I don't have source of income at present. But can provide family income tax. Does that work to apply for BDA site?

The prescribed application forms to get Domicile Certificate are available from the local authorities, ie, the Sub-Divisional Magistrate/Tahsildar's office/Revenue Department/District Collector's Office. Submit the duly filled application with the required documents to the Tahsildar / revenue office in the respective area.

The registration is it refundable, if one has obtained it by paying the fees (example for 60x40 site the fees is 4000) and he is not interested to apply for the site due to various personal reasons.

Dear manjunath..I do not think Registration fee is refundable. However, the initial deposit amount is refundable.
