Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

I am definitely sure that atleast 5 to 10 % of people will deny the allotment due to financial reason/ any other reason
does anybody aware how BDA will re-allot the denied sites to the next eligible applicant?
1. When this will done?
2. Does BDA will announce the re-alloted list on there web site?
we need to follow up on the denied sites also, since there are chances where this sites can be allotted to influenced people.
Mr.sham, I have the same doubt. I think we can send a mail to BDA and if there is no reply we may have to put an RTI appln.

BDA has demanded more number of attempts for other categories compared to general category how is it?
EWS : GC- 4 attempt, other categories it is 5,4,6,5,4 attempts
similarly same can be observed in other dimension of sites, if anybody have idea please feel free to share it.

After browsing the cut off list it looks like BDA has given relaxation to age limit in all the categories(when compared to cut off list) provided number of attempts are satisfied soley.
relaxation of age limit is too high if you observe the list carefully.
Also i am very much surprised by looking at the below allotees under EWS category (serial number ranges from 609 to 612).
they have been allotted for age 20, 24, 26, 27 i am not sure whether its a genuine case in which they inherit seniority from there late parents.
can anybody share there thoughts on relaxation of age limit when compared to corresponding cut off list.
We can raise objection for this.
relaxation of age limit is too high if you observe the list carefully Ex: EWS list under General Public.
according to cutoff list date of birth should be on or before 18/02/1941 but they have alloted even upto 1989.

After a painful waiting of 6 months, my mother who is a senior citizen and resident of Bangalore for the past 61 years (since birth) has not been allotted site.
Request you to please refund the deposit money asap as we are paying interest for it. Kindly guide us on the process for getting the money back.

BDA used to send the refund amount by speed post to the address mentioned in the application by themselves to the unsuccessful applicants. However this time hope that they will refund it electronically since they have collected the bank details.

As per rule, reservations are sc, st, OBC, and general, no other reservations still if they do reserve like state govt and central govt again they have to follow reservations, here no categorization in state and central govt quotas may be its violation of reservation rules here it needs legal consult

Pl see application notification, there is reservation for central and state employees, Ex-servicemen, handicaped etc. But at end of allotment list am unable to understand which category it is and was it there originally, all have got 30*40 site for first attempt. Can anybody explain who are they.

your opinion is right ya there is reservation for Ex-service man and PH in constituency
but no reservation like state and central if they want to provide again they have to follow reservation structure among created with in list only GM has got, its my opinion

As basic amenities like Tar roads, sewage, water, electricity are not ready yet, we should insist BDA for the payment of remaining amount in 6 installments spread over the one year starting from 1st October 2016. (Hoping that all basic amenities will be ready in 1 year time). Otherwise, we will be paying huge interests for the loan towards the payment of remaining amount.
Can anybody can throw light on whether all the 5000 sites are in one block or spread over different pockets and where is the exact location of these? How will be the development of the layout including connectivity to Mysore road, PRR, Metro, Nice road etc? IF any body has access to DPR of KG Layout, request you to share for the benefit of everybody.
We hope BDA will do a very good job in developing the Kempegowda layout as a model layout as it is their last layout.

Yes we must request for 1yr period for making full payment,as site values are huge for the comfort of senior citizens.

Yes, All the Allottees should try to make representation to BDA / HIgh Court for this as they are not charging nominal rates but commercial rates for the sites. Moreover they are coming out with layouts at their whims and fancies. Previous layout was about 11 years back. So it should not be a problem for them to give one year time to the allottees. Suggest allottees to form a group and give representation through Advocate to both BDA and High Court.
My friend applied under ST category for 50 * 80 and this is his third attempt. Though he satisfies the cut off conditions, he is not allotted. Any idea what could be the reason and the next steps that could be taken?
