Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

Filing RTI is one of very simplest job. Forms are available in the BDA PRO office itself. You need to ask for it. Or download online. And get 10/- stamp..you will get this stamp in post office or Xerox shop near to BDA office (they charge 20/-)..tell them stamp is for RTI filling....before going to BDA write down matter in paper and attach related photocopies along with RTI form.
BDA staff will provide you acknowledgement ...keep it safe..
If you are writing to commissioner..then go to office at 3pm onward till 5 pm..
Commissioner is very good gentleman as per my knowledge..he meets ppl on every Wednesday at 3pm...make use of it...
Vinod RTI form alone is not enough with our Registration # confirming them to get back to us on our number of attempts for BDA site.
If we attached the photocopy of our previous attempts, Of course these people will come back & say the number of attempts by counting our photocopies attached without verifying their records.
Better we fill RTI with our registration # & wait back for the reply. If the number is different from our number of attempts then we can follow up & update the records.
Please correct me, if I'm wrong?

So... Three Months time to pay 25 lakhs, 54 lakhs and 99 lakhs. Also This is Lease cum Sale Deed, which means Site cannot be sold for 10 years and House needs to be built in 5 Years. Anybody aware of Market rates near Kempegowda layouts, Places like Challaghatta, Kommaghatta. What is the price there? This will help decide whether to buy BDA site or Not. Anybody with Genuine info please share.
I have been allotted 50x80 plot. Checked from BDA office , this is provisional list , hence no demand of any money now. Allottees will be given 180 days time for payment after final list is declared. Had been to all the villages where KG layout is being formed. It's in the thick of villages . No proper approach road. You have to go through village roads. At least 1200 sqt plots have slightly better approach . It is left of Aniban enclave. ( block no 2&3) of kenchanpura. Nobody could actually tell me where 50x80'sites are located. As per engineer it is not yet decided! The work is at very pace and will take minimum 10 years plus to be livable place. BDA should ask money in instalments based on actual work completed. Seeing present status , initial amount itself is sufficient. By the way , does anyone have idea , where 50x80 plots are coming up?
There is no difference between the rates of Private developers and BDA . At least in good Gated project like KNS Anirvan, Unnati ettc.., all amenities are ready & we can choose the site of our choice/requirement. Even they are giving time for payments in instalments. In BDA's case, only sites are formed and no amenities are there.
Thus All the allottees (esp 40X60 & 50X80 ) have to give the representation to BDA commissioner and request for stage wise payment. Only when all the amenities are ready like Tar road, sewage, water connection, electrical, drainage etc then only the final payment can be made and the plot can be registered.
If it takes 3 years for complete development, we should be given time for 3 years to make the full payment.
Yes,you are right. Or at least they should give us 2yrs time. As many are senior citizens,it is very difficult for them to raise funds for this costly sites. Even banks will not lend them. So we have to request bda to give more time. A
I had been to the area around this layout on Sunday. Spoke to locals to know about the locale. One gentleman who is residing there for more than twelve years told that plenty of fraudulent as well as genuine site dealings are happening at around Rs. 1500/- per sq.ft.
Box drains have been laid in some areas, markings have been done for road widening and few site marking stones have been laid.
Still cannot digest about the rates quoted by BDA @Rs. 2400/- plus per sq.ft. and handing over these sites without complications. Giving representation to BDA to reduce the rates is of prime importance.
Box Drains are so small Right? Visited few weeks ago. Also visited near by private layout. KNS Nirvana and Unnatti, Both place same quote, for 30x50 2800rs per sq feet. Would have negotiated 2650 rs per sq feet i believe. Hope that IT Park (SEZ ) is still there in the plan. Also that 330 feet Main Road concept was there, But haven't see that road which connects all 9 blocks.
If drainage boxes are small and roads not wider then no point of investing in BDA that to after big struggle, its waste bcz still better location and near to the city we get the site for same rates
only 30*40 site can get you worth returns bigger dimension will not brings youthe value, another ten years we have to wait to get returns
Earlier its used to be like, you pay for 250rs per sq feet and in 10 years it would become like 5000 rs or 6000 rs per sq feet. Now we are buying @ 2000 rs per sq feet and 6000 per sq feet in that area in 10 years. Not sure. Even Vishveshwaraiha Layout is not developed after this long i think so. After buying for 25lakh, how to arrange money for construction of house is the biggest challenge.
Once we do construction after that no value for site, in that case maximum what ever we do investment that we can get (both site and house) and before ten years we cant stay there and travel its too far and still all that are village area
Ray - Market price surrounding area is only Rs 1500 as of last month and one more information waste disposal unit also planned near by which will be an nuisance, due to this factor cost of the site BDA fixed is very high. Investing for 50 x 80 or 40 x 60 is seems to be risky, as it will not fetch returns as expected in the other areas
Refund will take more time if many objections are raised..

Un-successful Applicants list will help us to understand the status of our application and also answers many of our following doubts.
• Has BDA received our application? (As we apply from different places/banks of the State)
• Is our application no. / Registration no. available in the BDA database / registry?
• Reason for the application rejection, in case application rejected.
• Verify number of attempts considered by application scrutiny department
I visited BDA office few times to know the status of my application but could not get any help. So if you kindly publish unsuccessful applicant list, we don’t have to visit BDA office and that makes common man’s life easier.

This is Really Good. Imagine to prepare 5000 people list they took this long, now 17000 list with reason why site not allotted. Actual they have to because they are responsible to answer every single application. They have obtained benefits from Interest generated from these 17000 people, and 2500 rs per application is taken considering all this stationery activity. BDA cannot deny telling that it cannot publish this data or do not have data or its expensive to provide info for every application. Actually, on RTI you can ask this i believe this is covered, if not you can get direction from court to publish the "List of Applicants who did not get site after scrutiny from BDA with Reason and number of attempts as per their Record."
Not 17000,it is 27000 unsuccessful applicants!!!
When they are going to refund the amount to us??? already 7 months passed with no site allotment and also paying interest to the lender...
The Bangalore Development Authority (BDA) will put out the final list of plot allottees for the Nadaprabhu Kempegowda Layout by the end of this month. The agency published a provisional list of allottees on July 3 for 4,999 plots in this housing layout which is being formed off Magadi Road after a gap of 11 years.
This is the first time that the BDA is putting out a provisional list of allottees with details such as the applicant's name, father's name, age and total number of attempts. "This is meant to help all applicants to see how the allotment has been made. If anyone wants to file an objection, he or she can do so and we will give a reply," said PN Nayak, Engineer Member, BDA.
"We will give two weeks of time for people to file objections, if any. We will put out the final list in about 10 days after that," he said. The BDA will begin the process of refund after publishing the final list and ineligible applicants will not get any interest, he said.
The plots are ready in this new layout which has access from Magadi Road, Chord Road and Kengeri satellite town, according to Nayak. The BDA, he said, will give three months of time for allottees to make payment and complete the process of lease-cum-sale. In all, 32,000 people applied for plots, which are expensive because of steep land acquisition costs, he said.
II phase in Oct
The BDA will start the second phase of allotment in this layout in October. "We are carving out 40,500 plots in this layout which is spread over 4,000 acres. Of these, 15,000 plots will go to farmers landowners and the balance 25,000 plots will be available for allotment, " the Engineer Member said. The BDA, he added, will allot sites in batches of 5,000 plots.
It will take about two years for the entire layout to be ready.
Cut-off details
The BDA has published the cut-off details of the allotments made, according to which an applicant born in 1939 has got a 50x80 plot and someone with 10 attempts has got a 30x40 plot under the general category.
A look at the provisional list put out for general public category reveals some puzzling facts: A 61-year-old applicant with eight attempts has got a 50x80 plot, while another 60-year-old applicant has got a 40x60 plot with nine attempts to his credit. It has taken a 58-year-old applicant 10 attempts to get a 30x40 plot.
This might seem odd to all those applicants who have been tracking BDA site allotment process for several years. The transparency, which BDA has adopted from this round of plot allotment, might throw up interesting cases of discrepancies committed in the past allotments.

I have been alloted 30 x40 site.
I would like to know,
Is the price of the farmers share of plots is the same as BDA? Are these plots sold by BDA or farmers directly? Is the rule from BDA that not to sell the plot for 10 years and to construct house within 5 years of allotment applicable to those sites also?
Firstly, they had received only 17000 applications and later that became 31000, only sham bhatta knows about this.'
secondly, as regards allotment of 30 X 40 under general category, there are allottees who are 31 and
32 years age with 6 attemps, how is this possible. if and only a provision is there in the bda rules for passing on the attempts in case of death to their legal heirs. Otherwise this is impossible, this is all hummbuug by BDA.

Bengaluru: The Bangalore Development Authority (BDA) has set up a dedicated phone line for Nadaprabhu Kempegowda Layout allottees. They can call 0802344 0480 for enquiries and clarifications about the provisional list of site allottees, published on Saturday.
The BDA has called for objections to the list, which should be submitted at the PRO counter till July 30. Any after the deadline won't be considered for review, the BDA commissioner said.
It has received 31,349 applications for the planned 5,000 sites of different dimensions. Of them, BDA has earmarked 1,500 sites of 20ft x 30ft for economically weaker sections (EWS), 500 sites of 20ft x 30ft for general categories, 2,000 sites of 30ft x 40ft dimension, 1000 of 40ft x 60ft and 500 sites of 50ft x 80ft dimension.
I made it in 50*80 provisional list. Not sure if 96 lakhs + reg charges is worth. Looks like it is on the higher side of market price. Any thoughts? with metro and nice proximity may be?

There is in visiting hours at BDA PRO Section (Public Relation Office) - Visit there during working hours. Ask for a RTI form and Pay 10Rs. obtain Acknowledgment. Fill the form with Precise question or else it will be rejected tell, they did not understand you.
Quesstion:
1) Number of Attempts completed till now (Total Attempts) for the Registration Number : XXXXXX
2) Photo copy of Application applied to Nadaprabhu Kempegowda Layout :BDA, Application Number: XXXXXXX
If the Registration number and Application number is correct, BDA has to Respond on High Priority in 30 days.
While Reviewing Application, They would have marked identified mistakes or corrections on the application, this you will get to know only if you apply for photo copy of Application. So Ask both the questions.
There are people who got site in 10, 9, 8, 7 attempts for general public, when cut off was 7 attempts in Arkavathy, how these people got site now? That is because, BDA had missed/did not have right details for these data. All these people applied under RTI, got the ifnormation that data was missing and that data was corrected.
My dad's records with BDA was 3, but the right data was 7. I got to know only after applying under RTI, that even after mentioning 7, the changed it to 3. after giving Receipts, several years of constant followup the records were updated, in 2011 we again put on RTI asking for attempts. They gave letter it was 7. That same letter was attached while apply in now. So nobody tampered our records.

There are two concerns here,
Fisrt and Most important Query (Why u did not get Site). For that visit PRO section in BDA office, ask for RTI form, 10rs form. Ask for number of attempts and your application form photocopy/Xerox copy.
Second Query (Why/How they got Site). For this i have never visited BDA, dont know the procedure, visit PRO section, Ask for procedure to file Objections for those Registration numbers.

If you see 30*40 OBC allotment list serial number from 120 to 170…Allotment happened to 35-50 aged applicant also.
If you observe serial number 162 and 170 look like both belongs to same family(Father name is same,Registration number also one after other, one is aged 41 and other 35) but both got site under OBC…How can we question this?
I am planning to put objection for this.
Can you tell the procedure like can we write application for objection in hand and attach our application photocopy,documents which were attached during application submission or do we need to purchase form from them and fill and do we need to pay fee?
Both might be brothers leaving separately. So I feel filing objection will not serve the purpose.
Manjula,in obc category many have got sites in 1st or 2nd attempt. So no question filing objection.

If you see see people who got 1st attempt 30*40 under OBC all are senior citizen.....if you see those who got at 2nd attempt few are from 35-50,i am 54 old and mine is also second attempt. Am i not eligible?

I do agree both can be independent but how come both got allotted with site at same time,second attempt and age is 35,41 so this means there were no elder then them,eligible applicant compare to both or intentionally case worker neglected?
If its lottery system we can say both were lucky,but this is hand picked if i am not wrong.
