Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

My allotment letter and NOC do not have the date printed on it, will there any issue with this because I did not go back to them for the update.

One more clarification is when we have to pay all this amount to BDA, will BDA call us or we have to approach them?
Within 60 days from the date of receipt at your end. First you need to submit the affidavits and declarations sent to you along with the allotment letter. BDA never calls to submit these documents. you approach PRO counter at and submit the same.
One more clarification Is this Koleche and Guthige applicable to 30x40 site, if applicable what will be the amount? Also do pl let us know as to what will be registration charges for this measurement of site?
It is all mentioned in the allotment letter itself. For a 30/40 site value of Rs. 2325002/- stamp duty will be Rs. 130200@5.6% & registration charges Rs. 23250/-@ 1% of site value. Exact value will be given to you after you make full payment and go for registration.
Hi Can anyone tell me if have to produce my original allotment letter and the NOC if I have to take a home loan and what if BDA asks for it later?
Yes . Bank will take it. BDA will not call for the same.
I bought BDA 60*40 site in Anajanapura in 2016 April and paid property tax 2 weeks back. We noticed that BWSSB Board is plotted in my BDA Site. How to deal this issue ? We have not received any intimation or notices.

Regarding TDS as per sectio 194 IA , Income Tax Rules
I have allotted 50x80 plot in npkl, plot value is 9687510/-,
The question is,
1. Who has to pay 1% TDS on plot value 9687510/-?
(Sectio 194 IA , Income Tax Rules says buyer is responsible for TDS & pay to govt account.)
2. Is the buyer responsibility to deduct Rs. 96875/- & pay balance to BDA Rs. 9590635/-, ?
3. Is BDA will take care of 1% TDS after payment made in full?
if so,
4. Is BDA will execute 'lease cum sale agreement'?
You will have to deduct 1% and pay ITDept through bank challen before 6th of succeeding month.
U can take CA help for this as you will have to file IT returns subsequently. Tks

I am ready to deduct & pay to IT department, but
1. BDA is not open with TDS, they send Allotment letter & instruct to pay Rs. 9687510/-.
2. BDA not disclosed PAN like other State Development Authorities.
3. Will BDA accept the payment Rs. 9590635/- after deduction of 1% IT Rs. 96875/-? & form 26QB + form 16B for executing 'Lease cum Sale Agreement'?.
I spoke to BDA Authority and they said tax is not required for 40*60 Site even though its above 50 Lakhs and its not mentioned in any of the letter issued by BDA Authority. Since BDA is doing lease agreement i feel this will not be required for time being. I am not sure about the point 3 above and if the BDA will take 1% lesser Money of total BDA Site Cost.
Any official clarification from BDA as to in case of 50' x 80' sites, regarding TDS aspect.

Check with BDA DS-n, as mentioned in your allotment letter, to confirm. As per my information, you have 2 options.
Option 1. Pay the entire Rs 96,87,510 to BDA. At time of registration, you will need to pay Rs 96,875 to IT as TDS. You can then take the copy of this challan (TDS) to BDA and request refund.
Option 2. Pay Rs 96,87,510-Rs 96,875 = Rs 95,90,635 to BDA. At time of registration, pay Rs 96,875 to IT as TDS. You will not have to follow up on refund.
PAN details of BDA to fill while making TDS payment is available in the bdabangalore.org portal.
Hi My father has been allotted a site in Kempagowda layout in B2- SB-218, Can anyone tell me in which village this B2 Sector B located. I tried to locate but could get only H Sector in Rampura and I Sector in Kemchapura.

From Kannalli villege go further around 1.5km and you get BDA sign board of left side, take right there and go around 2 km the road take S curve. The H sector is right side of the S surve
B2 is spred between Kenchanapura and kannahalli villages
I suggest you to visit bda Vijayanagar office they have a separate desk to assist alllottees. They will identify your site and guide you. I was able to take photos of site plan and locate my site.
Thanks for all Joining yesterday....BDA board meeting is scheduled on Feb 1st week,Commissioner told everything will be discussed and they will propose the amendments to existing rules to relax conditions put by BDA...
