Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

Allottees will need to form association and hence we are gathering on Sunday 8-9 AM at Bangalore University Campus, Near Canteen, to form a Group.
We will discuss on how to form association, concerns and queries which after listing will be put forward to BDA as Association.
Location is close to NKG Layout, so after meeting interested guys can visit the layout blocks and understand the ground reality of the layout.
1) Staggered Payment
2) Full payment only after Possession certificate is given by BDA.
3) Deadline on Amenities as to in how many months/years it will be completed. Like BDA will say after Phase 3 allotment, CA sites will be given for schools, complex all such. but Basic amenities like Water and Electricity should be made available during possession.
Since the fate of Arkavathy, we do not want NKG layout become the same, so we have to ensure the funds deposits collected is not wasted and we wait for years to complete project. so they have to share layout plans of Each block. So it guarantees that it is worth buying sites there at 2000 rs per sq feet.
Any members here, in legal, in banking can put forward their suggestion as well.

Yes Ray,u r right.Demands should include(2) demand for absolute sale deed,not lease cum sale deed. As they are giving sites at market rate,it is really waste of investment if we have to wait for 5 to 10yrs to get the absolute sale deed. So we have to demand for absolute sale deed.
(2) Staggered payment/developmentwise payment option,with(as you say)the final instalment only on complete development of the layout.
(3)Demand for issue of layout map to all the allotees alongwith or before sending allotment letter.
They have to spell out their plans before sending allotment letters. If not we have to take legal route. We can't wait for years to get a leavable layout by paying market price. Or we should not allow it to become one more arkavathy.
Is the time limit within which we need to construct the Home? Like within 5 years we need to construct the home or BDA will take back the allotted land. If yes this also needs to be removed as we are paying high rate.

Thats really a good news Ramesh. But have you got any letter regarding that through BDA? What was the mode of repayment they are doing? why without interest they are repaying?? will they do it later ??
As discussed with BDA Authority on Phone. The Intimation letter needs to be received in 7 days. Let us know if anyone receives the allotment letter. The entire amount needs to be paid within 60 days from the date of allotment.

Friends already waited for almost an year, why not wait for another one month. It's our fate to get cheated by vested interests of politicians
Today we are having opposition party in our side,so we can strongly demand for
[1]removing lock in period/lease period[as they are offering sites at market rate,there is no point of waiting 10 or 5yrs to get absolute sale deed]. We must get absolute sale deed.
[2]staggerred /devlopmentwise payment option. We must get sites in leavable condition before payment of last instalment or regestration.
Today is the right time to demand. We must not get the oppertunity go away so gather at bda office.
We must get all this demand fulfilled and bda has to give a written reply.

Has anyone got refund? I called up 080- 2336 5151 and a lady said that RTGS has been done on Thursday itself and the money would be credited today. I have not got the refund yet. So checking if anyone else has?
