Kempegowda Layout – Allotment (2015) of Residential sites by BDA – Details & Eligibility Conditions

Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.

After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment.  The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.

As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.

BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.

BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

Kempegowda Layout by BDA : Details, Terms & Conditions

  • Application forms are available from 02-Nov-2015.
  • Last date to submit application forms is 31-Dec-2015.
  • Where can I get Application form? – They are available with authorized bank branches of Canara Bank, Corporation Bank, Axis Bank, ICICI Bank, State Bank of Mysore and Punjab & Sind Bank. These branches are located in Bangalore and also across Karnataka state.
  • Details of total number of available sites, dimensions, site value, registration fee and Initial deposit are as below; (1 metre = 3.28 feet & 1 Sq meter = 10.76 sq feet)
  • Nearly, one thousand 20 * 30 sites(600 square feet) are reserved for Economic Weaker sections of the society. These sites are available at subsidized rates.
  • Nearly two thousand 30*40 sq ft sites, one thousand 40*60 sq ft sites and around five hundred 50×80 sq ft sites are available for allotment.
  • The per square feet rate is fixed at Rs 1,800  for 20X30 site. For EWS category, this is fixed at Rs 900 per sq ft.
  • The per square feet rate is fixed at Rs 2,000  for 30X40 site, which is Rs 24 Lakh.
  • The per square feet rate is fixed at Rs 2,200  for 40X60 site, which is Rs 48 Lakh .
  • The per square feet rate is fixed at Rs 2,500  for 50X80 site, which is Rs 98 Lakh. (This is only the allotment rate. Stamp duty and registration fee will also be applicable) 
  • Only 50% of the total sites (ie 2,500 sites) are available for General category. The remaining 50% of the sites are reserved for various categories like SC / ST / BC / Govt employees / Persons with disability etc.,

What is the procedure to apply for a site in BDA Kempegowda Layout?

  • Visit the authorized bank and pay applicable ‘registration fee’ (ranges between Rs 500 to Rs 5,000 based on the site dimension). The bank will issue a Registration card. You can then obtain the Application form at the bank (application fee is Rs 400 for general category & Rs 200 for others).
  • Draw a DD in favor of BDA, Bangalore for the requisite Initial deposit amount (as indicated in the above table).
  • Persons whose income is less than Rs 1 Lakh per annum are considered under EWS category.
  • The person applying for allotment of sites should be a domicile in Karnataka for not less than 15 years prior to the date of site registration. Age of the applicant should be atleast 18 years.
  • If you or any of your family member (spouse or dependent family member) has already been allotted any BDA / Govt site then you are not eligible to apply for allotment of site in Kempegowda BDA Layout.
  • The Initial deposit paid by you do not carry any interest. However, it will be adjusted against the total site value of successful applicants. (Unsuccessful applicants will get it refunded)

  • The last date for submission of filled in application with initial deposit and registration fee is 31.12.2015.

Should you apply for BDA site in Kempegowda (KG) Layout? – My Opinion

  • BDA reserves the right to allot sites. Kindly note that this is not a BDA e-Auction. The allotment is based on various factors like seniority, number of previous attempts (number of times an applicant has tried to obtain a BDA site), no of years domiciled in Karnataka etc., So, the basis of allotment is purely subjective. I do not think even lucky draw is conducted. So, looks like the allotment may or may not happen in a transparent way. This is my personal opinion.
  • As per my knowledge, the average market price in and around Kemepegowda Layout is between Rs 2,000 to Rs 2,500 per sq feet. The BDA sites have also been priced in the same way. It’s been a long time since BDA has come up with new Layout in Bengaluru. So, the demand for these BDA plots can be high. So, let’s monitor the demand for these BDA residential sites.
  • Check if there are any conditions applicable on ‘Re-sale’ of sites after the allotment is done. Generally, BDA does not allow immediate re-sale of its sites. So, check with BDA about this condition.
  • Getting a Home Loan sanctioned for a BDA site can be easy (subject to your eligibility).

Kindly keep the above points in mind before applying for a site in Kempegowda Layout.

    • Hi all, I am also yet to get my refund. Please let us know if any one got refund in last week ? Why are they taking so much time, refund process started almost 1.5 months back

  • If I would have just listened to my heart or searched online for better projects than this, I wouldnt have done this mistake of investing in Bda on my parents words. Pathetic BDA. Swamiya saranam ayyapa.

  • We pay here and we have to run for everything behind everyone. Superb working style of the government. Who ever got allotted if there is litigation or if they want to surrender, God knows when they will receive their money. And the people who would like to pay, God knows what amazing speed at which Bda will work. When you are at a peace please look at siddaramaiha pics, in which he is smiling. You will get a picture of your troubles.

  • Went and submitted twice the details of my bank in last two weeks still no update on the website. Guys even if you got alloted a site I kindly advice you to surrender it. My parents never experienced such drama from Bda. It's a corrupt Bda now. That's all.

    • Yes sir, BDA is most corrupt govt body I have ever seen. They behave like this because of CMs blessings only. BDA should be cancelled else Bengaluru will become hell in near future. I also submitted the details they don't even give acknowledgement for that. Simply give time of two weeks and nothing will happen.

  • I visited Block 9 (Sector A, B, C and D) a few days back, which is at Kenchanapura village. No graveyard or No fencing found there. Sector C and D marked with site Numbers. At Sector A and B, numbering of site numbers was going on. But only the issue is that - distance from main city, surroundings not developed yet with civic amenities etc. For few years it will be like RESORT, FARM HOUSE.... What to do ?

    • Please check Block,sector plan which is available with site engineer or in BDA vijayanagar office...you can see all land utilization details...graveyard which we referring is from ages,BDA not touching those land for any other purpose and they are fencing, Regarding framers fencing its most found in block2 block3 and block 4....If the land in sector not done with any work can be under litigation, Block 9 is very near around 2 km to sigehalli where garbage plat is setup....

    • I am also with same conclusion....after we receive allotment letter we need to give requisition letter to cancel allotment.....after few months we will get our money back but they will deduct 5%...or else we will be given 6 months time to make payment if we fail to make payment within 6 months allotment will get canceled...

      • oh, even i am on a conclusion to surrender... Out of 6 months, 3 month's without interest and 3 month's with interest for payment of rest money. Again loosing 5% for surrender.... Better than roaming like a dog behind irresponsible BDA.... Can't even resale it for 10yrs.....

    Please raise complaint in the above link, this link is Central Government link for raising public grievance. I re-submitted the form with my correct bank details 2 weeks back, but still I haven't received the refund. We need to do something to push BDA, otherwise they will be sitting silently and will keep enjoying the interest on our initial deposits.

  • Ramakrishna sir and others.....Hope you know block 1 and 6 not considered for phase 1 allotment due to litigation...hope you also know some of survey numbers in all blocks of layout have litigation and still its not acquired completely by BDA,You can check your survey number status in ebhoomi.Please check map of entire block(Sector)which is available with respective block engineers by visiting on weekdays or by visiting BDA office at Vijayanagar,you can see all the stuffs in and around your site,sector and block for example graveyard,lake,rajakaluve etc.......Block 2 has 3 graveyards and regarding fencing its in B2Sector I and other part of blocks,mostly u not visited complete all sectors....here there is no option to upload photo otherwise i could have uploaded layout plan of B2 and fencing pics.... :)

    • @Guru, thank you so much for your useful advice. Even I got allotted in B2 Sector I. Will wait till allotment letter comes and rethink on surrendering the site. Had called BDA, they told allotment letter's will be dispatched in 15 days (which they are telling from last 2 months)... Will visit BDA office Vijayanagar and update. Hope we all should not suffer the way Arkavathi Layout allottees are suffering. thanks for ur concern....

      • even i visited both main office n vijayanagr office...they are avoiding discussion on litigation...when we spoke to respective landowners how we can believe BDA,They told layout will be litigation free but still they have many litigation land and unfortunately my plot fall in litigation land... BDA has confidence to win cases but why they divided plot in litigation land and allotted to people like us? They could have allotted in next phase once everything is cleared.

          • Vinod sir i cant revel my number hope you understand....i advice all to visit layout or BDA vijayanagar office to check map or hope you heard of association which is under formation...committee members like Mr Hiremath,santhosh allotted in B2,they done basic check and they have all details with them. You can check with them

  • I had been to kempegowda layout. Block 1 & 2 (Kannalli) , work were going on... 4 kms from magadi road (nice road junction). Could not find fencing or graveyard there. But will surely take years to get developed. It is around 17 kms from Veeresh theatre(Tolgate) via magadi road. No street lights, mud roads.... People looking as primary house should rethink. But spacious roads, park area everything is well planned. But block 1 & 2 looked as if they were lake long before.... Site no's are written on few sites.....
