Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

You have to pay Rs 2,000 for as Registration fee. If you do not have any income then how can you afford it?? You may not be eligible for a home loan too..

Consider a scenario where a person has applied in Backward Community category and is he further eligible to get the site in General Quota , when Backward Community Quota has elapsed?

I believe that you can either apply under Backward category or under General category but not both.

I am aware that i am not supposed to apply in both backward category and General, but say if i apply in backward category and further BC quota got exhausted(due to possessing lower seniority compared to others in BC) but in the mean time if i am having an higher seniority in General quota does BDA authority consider me in General quota instead of BC for alloting?

This is the 1st attempt if apply for BDA site. Is there any chance of getting BDA site? Which dimension (20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft) is the best option to apply if I need to have more chance of getting BDA site (for the 1st time applying).

You may consider applying for a 40/60 or 50/80 plot.

Thanks for the useful information. I have never applied for a site before. Just want to try. I come under Backward Classes category (has 10% reserved). I am not sure if I should apply under Backward Classes category or General Public category to have better chance of success. The BDA advertisement does not mention the split of reservation within IIA & IIB in Backward Classes category. Is that mentioned somewhere in the BDA rules? Tried searching online for BDA (Allotment of Sites) Rule 1984 - no success.

The reserved category persons can choose to apply under general category too. So, you may apply under General public category.

I have completed 2 attempts, but due to financial difficulties i do not want to proceed with this notification. But i wanted to apply to just increase my attempt. Is this possible ??. Also is it true that if we are not interested in the site if it has been allotted will they return the amount ?.

They may not return the deposit amount.
As I stated yesterday, they will refund full amount if one decides not to retain the site.
(But one thing I am not sure is, a) amount is refundable at intial deposit stage itself, if one choose to return the site allotted. OR b) ONe must get site registered and then only one can return the site back to BDA.
But for sure , return facility is available as part of year 2000 BDA amendment.

As far as I know, the initial deposit amount is refunded to all unsuccessful applicants and not to the successful applicants who do not want to register the allotted property.
This was the case with BDA recent e-auctions. Correct me if I am wrong..
