Kempegowda Layout – Allotment (2015) of Residential sites by BDA – Details & Eligibility Conditions

Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.

After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment.  The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.

As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.

BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.

BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

Kempegowda Layout by BDA : Details, Terms & Conditions

  • Application forms are available from 02-Nov-2015.
  • Last date to submit application forms is 31-Dec-2015.
  • Where can I get Application form? – They are available with authorized bank branches of Canara Bank, Corporation Bank, Axis Bank, ICICI Bank, State Bank of Mysore and Punjab & Sind Bank. These branches are located in Bangalore and also across Karnataka state.
  • Details of total number of available sites, dimensions, site value, registration fee and Initial deposit are as below; (1 metre = 3.28 feet & 1 Sq meter = 10.76 sq feet)
  • Nearly, one thousand 20 * 30 sites(600 square feet) are reserved for Economic Weaker sections of the society. These sites are available at subsidized rates.
  • Nearly two thousand 30*40 sq ft sites, one thousand 40*60 sq ft sites and around five hundred 50×80 sq ft sites are available for allotment.
  • The per square feet rate is fixed at Rs 1,800  for 20X30 site. For EWS category, this is fixed at Rs 900 per sq ft.
  • The per square feet rate is fixed at Rs 2,000  for 30X40 site, which is Rs 24 Lakh.
  • The per square feet rate is fixed at Rs 2,200  for 40X60 site, which is Rs 48 Lakh .
  • The per square feet rate is fixed at Rs 2,500  for 50X80 site, which is Rs 98 Lakh. (This is only the allotment rate. Stamp duty and registration fee will also be applicable) 
  • Only 50% of the total sites (ie 2,500 sites) are available for General category. The remaining 50% of the sites are reserved for various categories like SC / ST / BC / Govt employees / Persons with disability etc.,

What is the procedure to apply for a site in BDA Kempegowda Layout?

  • Visit the authorized bank and pay applicable ‘registration fee’ (ranges between Rs 500 to Rs 5,000 based on the site dimension). The bank will issue a Registration card. You can then obtain the Application form at the bank (application fee is Rs 400 for general category & Rs 200 for others).
  • Draw a DD in favor of BDA, Bangalore for the requisite Initial deposit amount (as indicated in the above table).
  • Persons whose income is less than Rs 1 Lakh per annum are considered under EWS category.
  • The person applying for allotment of sites should be a domicile in Karnataka for not less than 15 years prior to the date of site registration. Age of the applicant should be atleast 18 years.
  • If you or any of your family member (spouse or dependent family member) has already been allotted any BDA / Govt site then you are not eligible to apply for allotment of site in Kempegowda BDA Layout.
  • The Initial deposit paid by you do not carry any interest. However, it will be adjusted against the total site value of successful applicants. (Unsuccessful applicants will get it refunded)

  • The last date for submission of filled in application with initial deposit and registration fee is 31.12.2015.

Should you apply for BDA site in Kempegowda (KG) Layout? – My Opinion

  • BDA reserves the right to allot sites. Kindly note that this is not a BDA e-Auction. The allotment is based on various factors like seniority, number of previous attempts (number of times an applicant has tried to obtain a BDA site), no of years domiciled in Karnataka etc., So, the basis of allotment is purely subjective. I do not think even lucky draw is conducted. So, looks like the allotment may or may not happen in a transparent way. This is my personal opinion.
  • As per my knowledge, the average market price in and around Kemepegowda Layout is between Rs 2,000 to Rs 2,500 per sq feet. The BDA sites have also been priced in the same way. It’s been a long time since BDA has come up with new Layout in Bengaluru. So, the demand for these BDA plots can be high. So, let’s monitor the demand for these BDA residential sites.
  • Check if there are any conditions applicable on ‘Re-sale’ of sites after the allotment is done. Generally, BDA does not allow immediate re-sale of its sites. So, check with BDA about this condition.
  • Getting a Home Loan sanctioned for a BDA site can be easy (subject to your eligibility).

Kindly keep the above points in mind before applying for a site in Kempegowda Layout.

      Total 9 Block in Kempegowda layout,

      Assuming we are going by two wheeler to check these locations,

      You enter from Magadi Road
      Get Off Magadi road (Nice Road Juction), at Gollarhatti Bus Stop. From there Take road adjecent to NICE Road, which will cross NICE road and enter to Yale kodigehalli Colony.
      This a singel lane road, but the road is good. Take this road which will connect to Tavarekere - Kengeri Road.

      After Hosahalli, on the right side you will find KNS Anirvan private layout from here the BDA layou will start.

      Block number 2 (Kenchanapura), you will find it on left side of the Main road (single lane road) after KNS Anirvan.
      Block number 8 and 9 (Kenchanpura), you will find it on right side of the Main road (single lane road), furhter after the Block number 2 (Kenchanapura),
      Block number 2 (Sulikere), you will find it on left side of the Main road (single lane road) after Block number 8 and 9 (Kenchanpura),

      Further you will reach Tavarekere - Kengeri Road, there you have to take Byrohalli Cross Road (Ask for Padmashree Insititute of Management Studies).

      Block number 7 (ByroHalli), you will find it on right side of the Main road (single lane road), further after Byrohalli Cross Road.
      Block number 6 (ByroHalli Bus Stop), you will find it on right side of the Main road (single lane road), further after Padmashree Insititute of Management Studies.
      Block number 4 (Behind Komagatta Village), you will find it on left side of the Main road (single lane road), further after Block number 6,
      Block number Not Numbered (After Bettanapalya Village), you will find it on left side of the Main road (single lane road), further after Block number 6,
      Block number Not Numbered (Near Challagatta Village), you will find it on left side of the Main road (single lane road), further.
      You exit to Mysore Road

      Kommaghatta - Krishnasagara there BDA is building Flat and also blocks which are not numbered.

      Also, in BDA Office at the Computer Section, they have made small cabins, where the applications are being scrutinized. 20x30 and 40X60 in on section, 30x40 in one section, i was able to see through window. Spoke to an Official, they say late April or start of May are the chance. End of March 2016 is too early to list the allottees.

  • ACTUALLY SIR THIS IS MY 6TH ATTEMPT WE HAD APPLIED IN BDA ..PERVIOUSLY MY FATHER HAD APPLIED FOR 5 TIMES IN BDA FOR SITE ALLOTMENT BUT BAD LUCK HE DID’NT GET ANY ALLOTMENT IN BDA,, ONE YEAR BACK MY FATHER HAS EXPIRED NOW WE HAD APPLIED IN SENIORITY BASSES AND WE BELONG TO RESERVATION CATEGORY,,,DO WE GET ALLOTMENT AT LEAST THIS YEAR !!!!!

    • Dear Ambika..As of now I do not have the required details. Kempegowda Phase-2 can be open for allotment after the first phase allotment gets completed.

  • Guys, I see many of you asking or not sure if you guys will get the site or not. I think is the right time to share the data and this will help you prepare mentally and financially. This is RTI data which i collected back in 2006 and 100% Genuine, I hear many touts are calling applicant and asking for money to allot the site. BDA is one of the most corrupt Govt Dept. Hope you guys filled all the details in the form properly and provided proofs as well. Since these are the last BDA sites, these are very much in demand. BDA officials will try every mode to reject the site for small mistake and try to co-operate with touts for site allotment.

    BDA has 5 types of sites, 20x30 EWS, 20x30 Gen, 30x40, 40x60, 50x80.

    IF YOUR ATTEMPT IS MORE THAN or EQUAL and BORN BEFORE below dates then 100% you will get a site.

    50x80 - I dont want to waste time to type details, the applicants already have enough money to Grab that inform from BDA officials. :)

    40x60 - Sadly, they used to get big site with such a low cost but now they are very unlucky almost past half crore for one site they have to pay. I feel very sorry for them. Here are the details

    Remember: You should either have more attempts than these or equal attempts and born before these people. These people are the last allottees in ARKAVATHY Layout.

    Do your home work - Flaw less application form, photo copies of previous acknowledgment slips, and Obtain number attempts information form BDA under RTI (Right to Information Act) - in 30 days you will get your number of attempts letter for your registration number. Use it as proof while applying in Phase 2. Last chance dont missout. If BDA has wrong info, you can get it corrected (i meant number of attempts) you still have time. Dont fail on Faith/Hope.

    • Hi Satish, I will try to share the co-ordinates, I'm happy that just in one week i got the see the street sign of the layout on the news paper, On Vijaya Karnataka. http://www.vijaykarnatakaepaper.com/Details.aspx?id=9905&boxid=25748461 , Date: Mar 18 2016, Its a Kannada Article, if you do not understand Kannada, Sorry but i guess to apply for a BDA site you should have been in Karnataka for 15 yrs and yet if you dont speak Kannada then rest is left to you for self realization. Hope Sreekanth would not mind sharing this link here. Its a news paper article Sree. Relakhs blog has helped many a lot. There are many forums discussing on Kempegowda Layout. But this blog has been very active since the day notification was out. Thanks to Sreekanth. There is a forum called mybdasites.com there under Kempegowda layout, u can find the map location marked in block, the map has been posted horizontally and please keep the identity a secret ( Request to ALL ) :)

      Block 4 is now a Guaranteed location for Phase 1 Site allotment.

      For 50x80 site - for 500 sites, 1500 people applied.
      For 40x60 site - for 1000 sites, 4000 people applied.
      For 30x40 site - for 2000 sites, 10000 people applied.
      For 20x30 site - 15000 people applied

      All applied with Initial Deposit amount, Phase 2 applications will be called shortly after Phase 1 allotment, people who don't get site in Phase1 will get chance in Phase 2. LAST 5000 sites from BDA. After that there will be only Flats/Apartments, No More sites. All proposed layouts have been scrapped now due to high compensation. Hope my family gets one in Phase 1.

  • Hi All, visited the layout today, there are 9 blocks as a cluster, not like at one place, individuals village is one block. In all block, where there is no litigation there roads, storm water drainage, Raja kaluve has been done. In block 4 site markings also done. 30 x 40 green stones, 40 x 60 blue stones to mark. Labourers were there they did not know the measurements. They got me a tape, measured it by myself and that is how i can confirm the sites. Sites are not numbered yet. Main Roads are really wide. Inner roads not that big. All 9 blocks visible on Google map, not named yet. Few more weeks scrutiny will be completed at BDA office. Don't think we can construct homes there in 5 or 6 years.

      I believe that they will intimate you about the allotment by mailing to your address.
      I am sure about they sending letter for the auction sites, so mostly they may follow the same procedure.
      You may also check the BDA site for the updates.
