Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.
After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment. The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.
As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.
BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.
BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

Hi Satish here, I applied for 50*80 plot. Didn't receive the refund yet as I was not allotted a plot. And I'm least interested now in it. Pathetic BDA. This was my first and it will be my last with BDA. Worst ever experience. Don't know when the hell we all will receive the refund.

All the farmers who are allotted developed plots will be willing to sell at least a few out of whatever they got. Now that all middlemen and agents are busy in assessing the loss of their black money and also due to the fact that they will not be left with any black money, will not be able to lure the farmers to sell them through them. So prices will not be inflated. So definitely, next two years, the plot prices will see downward trend.
This is in tune with the real estate pricing trend(specially land prices). If you observe land prices of years 1 and 2 and 9 and 10 of a decade the prices are either stagnant or show little slide. The middle years always reflects boom. The perspective of BDA is that owning a site is one's life time dream and never a commercial proposition. Hence it lays strictures like 10 year lease period and mandatory construction of houses within 5 years. Bengaluru is flooded with huge inventory of unsold apartments because of lack of demand, least value appreciation and huge maintenance fees. Investment in land is always a better option in the long run.
I am Allotted 30/40 in 4th Block Sector F. I happened to visit the site yesterday. No sector name is painted on the sign board except block Nos. Block 4 is Kommaghatta(500 mts from Kommaghatta Lake). Block 3 is Ramasandra. Sign boards are placed at the entrance on the Main Road(Kommaghatta Road) for blocks 3 and 4 . Site Nos. alloted to land owners are displayed on the swd. Based on the proximity of ones site no alloted by BDA in comparison with the land owners site nos. you can judge your site allotted. Only basic land levelling and swd is done. Block 4 appears to be planar. BMTC buses stop at Ramasandra Cross which is just 200 mts from the Block 4. Kengeri- Kommaghatta Road is 80ft two lane well asphalted and tarred

With demonetizing the currency there will be a huge impact on Real estate,with this fact I am really worried whether BDA proposed layout really worth for Rs 25 to 30 lakhs.
Bda has quoted falsely hiked price this really concern me a lot, according to land valuation committee price for those area ranges between 700 to 800 per sqft, but BDA has quoted ~2000 rs per sqft.
Please Note BDA is not providing any sort of modern amenities (club house, swimming pool amphitheatre etc..)in the proposed layout, hence I am not sure why bda is quoting for extra Rs 1000 to 1500 sqft.
Please share your thoughts on this.
We should accept the fact that no land is available for Rs. 700-800 sft in Greater BBMP, BMRDA areas. Private Layouts and gated communities offer land at 1800-2000 sft to which there is no proper legal title, proper BDA NOC or even DC conversion. Banks/FIs do not finance or keep high margins on Housing loans of such projects. Modern amenities like club house, swimming pool etc are characterstics of private residential and apartments projects who charge exorbitant rates which is not worth the money you pay for. BDA has its own image and brand. Utilities like power, water, sewerage systems are all included in the pricing and are provided without hassles . The legal title is clear and no hassles of dispute of land over the years. Barring Arkavathy Layout which is the handiwork of unscrupulous land owners and politicians all BDA layouts have been successful and is commanding very high land prices over the years compared to private layouts.
There are 2 assumption in the above argument, which will be validated in the second allotment cycle of Kempegowda layout.
Assumption #1: We have black money in India
Assumption #2: Accumulated black money in the country will be wiped out by new initiative (500 and 1000 Rs) ban.
If we see low demand in the second cycle, above assumptions are true. Else, they are not.
But BDA sites may all be thru proper channel. Not sure if they will be able to use Black money for these :)
If we enquire in adjacent layouts the price would have already fallen down.

Repeating the old post; I am sure, several allottees will be interested in knowing the location of their sites.
Where can we get Kempegowda Layout plan? Does anyone have access to the plan (hard copy or soft copy). If you have access to the soft copy, please post it on the site.
Go to bdabangalore.org -> Nada Prabhu Kempegowda Layout -> Provisional List of sites allotted to land losers....
Search for the Block and Sector, in which your site is present in the Final List with Site Numbers, in this Provisional List.
You can identify the Grama in which your site is allotted and thereby an idea of the location.
To get exact location of site on the map, I am with you on wanting to know where the site is located.
Now with the money demonetization, its expected inflation should go down so also the property prices since all the properties now will have to be registered under white money only as there will be no black money in the market at all. Based on these 2 parameters (ie., Inflation and Property prices correction), the value fixed for KG Layout at Rs.2200/- for 30x40 and Rs.2400/- for 40x60 I find it too exorbitant for that inhabitable piece of area (as on date). Since the date of our purchase till next 5 - 8 years, the value remains dead & the only hope is either the area would have developed in next 5 years for us to construct our houses to leave there or property price appreciates much more than the rate the current debt investments offers. Either one of 2 would make sense for us to purchase the plot there.
How do you say for sure that there will be no black money? I can see a similar transaction of black and white being done using 100 Rs notes or 2000 Rs notes. Yes, there is more weight to carry back and forth but would not immediately impact the market is my guess. Anyone things otherwise?
