Kempegowda Layout – Allotment (2015) of Residential sites by BDA – Details & Eligibility Conditions

Kempegowda Layout is the new layout being developed by BDA (Bangalore Development Authority). BDA has issued final notification inviting applications for Allotment of residential sites in Kempegowda Layout.

After years of delay, nearly 5,000 residential sites in Nadaprabhu Kempegowda Layout will be available for the general public. It is estimated that these 5,000 sites on over 300 acres covers only the first phase of the allotment.  The sites which are being allotted in the first phase are located between Mysuru Road and Yeshwantpur, along NICE Road.

The overall plan is to develop 4,043 acres. Of these, 2,100 acres are presently in BDA’s possession where 20,000 residential sites in total will be developed and allotted in future.

As mentioned above, these 5,000 sites are being developed under the first phase. Under the second phase, around 5,000 more sites will be developed. Under the third phase, apartments will be constructed in Kempegowda Layout.

BDA aims to create 10,000 flats. Under the fourth phase, commercial spaces including offices, shopping malls and commercial spaces may be created.

BDA is giving around 60-day period to apply for these sites. The sites would be of the dimensions 20×30 sqft, 30×40 sqft, 40×60 sqft and 50×80 sqft.

Kempegowda Layout by BDA : Details, Terms & Conditions

  • Application forms are available from 02-Nov-2015.
  • Last date to submit application forms is 31-Dec-2015.
  • Where can I get Application form? – They are available with authorized bank branches of Canara Bank, Corporation Bank, Axis Bank, ICICI Bank, State Bank of Mysore and Punjab & Sind Bank. These branches are located in Bangalore and also across Karnataka state.
  • Details of total number of available sites, dimensions, site value, registration fee and Initial deposit are as below; (1 metre = 3.28 feet & 1 Sq meter = 10.76 sq feet)
  • Nearly, one thousand 20 * 30 sites(600 square feet) are reserved for Economic Weaker sections of the society. These sites are available at subsidized rates.
  • Nearly two thousand 30*40 sq ft sites, one thousand 40*60 sq ft sites and around five hundred 50×80 sq ft sites are available for allotment.
  • The per square feet rate is fixed at Rs 1,800  for 20X30 site. For EWS category, this is fixed at Rs 900 per sq ft.
  • The per square feet rate is fixed at Rs 2,000  for 30X40 site, which is Rs 24 Lakh.
  • The per square feet rate is fixed at Rs 2,200  for 40X60 site, which is Rs 48 Lakh .
  • The per square feet rate is fixed at Rs 2,500  for 50X80 site, which is Rs 98 Lakh. (This is only the allotment rate. Stamp duty and registration fee will also be applicable) 
  • Only 50% of the total sites (ie 2,500 sites) are available for General category. The remaining 50% of the sites are reserved for various categories like SC / ST / BC / Govt employees / Persons with disability etc.,

What is the procedure to apply for a site in BDA Kempegowda Layout?

  • Visit the authorized bank and pay applicable ‘registration fee’ (ranges between Rs 500 to Rs 5,000 based on the site dimension). The bank will issue a Registration card. You can then obtain the Application form at the bank (application fee is Rs 400 for general category & Rs 200 for others).
  • Draw a DD in favor of BDA, Bangalore for the requisite Initial deposit amount (as indicated in the above table).
  • Persons whose income is less than Rs 1 Lakh per annum are considered under EWS category.
  • The person applying for allotment of sites should be a domicile in Karnataka for not less than 15 years prior to the date of site registration. Age of the applicant should be atleast 18 years.
  • If you or any of your family member (spouse or dependent family member) has already been allotted any BDA / Govt site then you are not eligible to apply for allotment of site in Kempegowda BDA Layout.
  • The Initial deposit paid by you do not carry any interest. However, it will be adjusted against the total site value of successful applicants. (Unsuccessful applicants will get it refunded)

Should you apply for BDA site in Kempegowda (KG) Layout? – My Opinion

  • BDA reserves the right to allot sites. Kindly note that this is not a BDA e-Auction. The allotment is based on various factors like seniority, number of previous attempts (number of times an applicant has tried to obtain a BDA site), no of years domiciled in Karnataka etc., So, the basis of allotment is purely subjective. I do not think even lucky draw is conducted. So, looks like the allotment may or may not happen in a transparent way. This is my personal opinion.
  • As per my knowledge, the average market price in and around Kemepegowda Layout is between Rs 2,000 to Rs 2,500 per sq feet. The BDA sites have also been priced in the same way. It’s been a long time since BDA has come up with new Layout in Bengaluru. So, the demand for these BDA plots can be high. So, let’s monitor the demand for these BDA residential sites.
  • Check if there are any conditions applicable on ‘Re-sale’ of sites after the allotment is done. Generally, BDA does not allow immediate re-sale of its sites. So, check with BDA about this condition.
  • Getting a Home Loan sanctioned for a BDA site can be easy (subject to your eligibility).

Kindly keep the above points in mind before applying for a site in Kempegowda Layout.

  • Hi, 30x40 Site alloted in block B9. If anybody interested for mutual exchange of a similar sized plot from any other blocks, do get in touch with me. I stay at Kengeri and would prefer something closer to Mys road than Magadi road, hence the post.

    Congratulations to all who have received the site allotments and got refunded money.
    I'm Deepak and i applied for "30x40" site, According to the lists that are available in BDA website the site is not allocated to me and my name is not in the money refunded list. As i gone through below all reviews there are many persons who didn't got sit as well as money. And BDA mentioned all the lists are final, so what about us...?
    I'm thinks we should take some strong step towards BDA for this, as the site allotted members gathered together and fought for there rights even we need to take some action, but we need a strong person as "Surya Sir"...
    Kindly some one can share there views so some action can be taken..?

    • Hi Deepak, still lot of unallotted applicants has to get refund, as on today nearly 12 thousand applicants have received the refund, so nearly 19 thousand applicants has to get refund yet.

  • My name is available in the 14/11/2016 refund list but amount mentioned is lesser than that we deposited, is anybody facing this problem

  • BDA has no shame, we the people who tolerate them have no shame. My name is still not on the list, a friend of mine found his name on the refund list but only to find out the last digit of his account number is wrong !! who knows how many such mistakes(!!) have been made ! This is daylight robbery , forget the refund within 3 months which was announced , they dont even have sense to apologise to the people ! We have only ourselves to blame as the delay has been accepted as normal and still we run after BDA sites. Private property developers bribed and developed shoddy layouts (reason why BDA sites are so much in demand) on illegal lands but BDA was sitting there clueless.

    Hell with BDA , its the pinnacle of corruption and represents the sorry state Karnataka and Bangalore are in. We have only to blame ourselves for this apathy !

      • He went to BDA and tried to correct the details, they asked him to give a letter stating the problem and the right account number. Even then it has not been updated in the refund list, its been over a month now. And btw my name is on the list since a month but haven't received money in my account !
        I think I need to visit BDA office and plead them to transfer the fund !

  • Even my name is in the refund list. The amount still not received in my bank account. Hope BDA is not fooling us.

  • My name is in the refund list as well, but I am skeptical about the refund ! BDA not only playing with the money but also with the sentiments. God only know's when will be the amount get credited to account. I feel inspite having this bad experiences, people will still opt for BDA site, this is pathetic. And BDA knows the pulse of the people and misuse it.

  • My name was there in refund list of 8th Nov but still not received any refund. Now they have new list updated dated 14.11.2016. Did anyone in this list got refund ?

    • BDA normally refunds the initial deposit once the allotment letters are dispatched to successful applicants as allotment letters are official documents of the scheme being closed.

      Even my name is in the refund list published on 8th. I have not yet got the amount credited into my account. Has anybody really got their money back into their account of this list is only to fool the public so that they will apply again for the second round of allotment which is planned in next 2 months. I am not sure why they are in a hurry to call for applications for second round. My guess is that they will take all the money from all the allottee's from 1st round along with initial deposit from second round applicants and build the steel bridge. That bridge also will be half done and the congress will never get re-elected. Then BJP will come in Karnataka and they will blame Congress govt. Overall whoever comes, Modi or Rahul or Arvind Kejriwal, the middle class salaried people are the most affected. The rich have political support and have all their money in Swiss bank. The poor are enjoying all free bees. Here we are struck to get back our own money. The TV channels ran the news on this only for 2 days for TRP sake. Now they are also silent. May be they got their share of money.
      Even god cant save us.

      Nobody should apply for BDA sites in future. Let them keep their land and do whatever they want. We should boycott this govt body - BDA.

      • Yes, there are no humans in BDA from minister to to lower rank. They made several crores from out of our money, even now they have no interest to return our money. May be on receipt of allottees money they will refund us. Better BDA, BBMP AND BWSSB the most corrupt bodies are scrapped at the earliest.

        • All govt offices especially BDA treat us like as if they are giving things for free to us.. Pathetic system .. we are in.

  • No body even picks the call at BDA. We are all beggars I feel. That's how they treat us at BDA or any government office. No difference between the people who cheat after they receive money from people and the BDA. Pathetic BDA.
