Hi I am planning to purchase an individual villa . The area comes under Thanisandra . This is a layout formed in the year 2004 , after obtaining the panchayat approval . Also direct conversion of survey numbers is obtained. The house has got the new  PID number also . There are all the approvals from the Panchayat (for construction of house , no objection certificate from panchayat etc). There is form 9 (rule 35) and form 10(rule 35). Also there is form 15 which is equivalent of encumbrance. Could you please let me know what is the list of documents , I should have before going for the purchase ? Is it advisable to take any lawyer opinion ? If so how much the lawyer charges? What is electronic Katha and this house is having valid new PID number ? Does that mean this property is having Electronic katha? Also , I read on net that, for registration of house , we need 1.form9 2.form 11a What are these forms and how to get these forms. Please advise.

Hi, Yes, it is always advisable to take Legal expert's opinion before buying the property. You can go through the below documents;
  • Sale Deed - Mother Deed (first registration) to Latest Sale Deed copies.
  • Khata Certificate in the owner's name. (or e-Khata)
  • Khata extract 
  • Last paid tax receipt.
  • NOC from BESCOM / BWSSB (if any).
  • Copy of Land Conversion document
  • Copy of Layout/Building plan.
  • Copy of CC/OC (if any)
I dont think Form 9 & 11 are must have ones for registering the property. But you are advised to have them. Form 9 & 11 are documents that are issued by Gram Panchayat to non agricultural properties in its jurisdiction. You can get them from local Panchayat office. Hi Sreekanth, I have finalised one BDA plot in J P Nagar 9th phase. Seller has provided all the required documents mentioned you listed above. But, wanted to know if below documents are required?
1. Tippany Report issued by BDA for the plot
2. CD Report issued by BDA for the plot
3. Latest Khata certificate issued by BDA(We have got already Khata certificate issued by BDA old one). Seller is claiming that he can't get the above documents from BDA in Bangalore. Please clarify whether we need to ask these documents mandatory to the seller or not required??

Hi, I believe that 1 & 2 are optional. If latest Khata extract & Property receipt shows his name, I dont think 3rd one is mandatory.
