I am planning to purchase a BDA site. Original alloted to Mr. Reddy in oct 1977 , lease cum sale deed done in Dec1977,  BDA posistion certiricate in may 1978, katha in  dec1978, absolute sale deed in 1988  with Reg No 24380 after lease period of 10year. It was sold to verma in 2001 by absolute sale deed. But  allotment date and absolute sale deed  Reg no of Reddy were entered wrongly as oct 1997 insted of oct 1977 and reg num 23480 insted of 24380. Now I want to purchase site from verma. How to handle with these typographical error. Is rectfificatin deed form  Reddy and verma is a must before purchase. Reddy is no more, his leagal heir is asking more money for signing. If registered with same error what sort of legal complication I may face. Or shall I  register with corrected   details as per original allotment date and original allottee Sale deed Reg No. with affdavit from my self and verma. Please advice me vijay

Dear Vijay, What does EC reflect? (Encumbrance Certificate) These can be typo errors. These errors can be rectified by execution of a supplementary Deed known as Rectification deed. But this deed has to be singed by all the parties involved and on mutual consent. Do note that rectification deed also needs to be Registered.  May be, as opined by you, an Affidavit could serve the purpose. If possible, get it signed by Mr Reddy's legal heir as well. Suggest you to kindly consult a civil lawyer and take decision.
