Dear Sreekanth
WE have a purchased a vacant plot in Nelamangala, bangalore of the area 2800 sqft out of 4300 sqft. Ekhatha is for full 4300 sqft but we have registered the site of 2800 sqft before Ekhatha was issued since they had applied. Now when we approached for Khatha bifurcation at panchayat office they informed us it as to be done online and asked to contact Nelamangala planning authority. When approached NPA they are informing that since it is already registered and it as two owner names it cannot be bifurcated. Our Builder is not responding for khatha bifurcation.
Pl suggest.

Hi,
I believe that the site can be bifurcated in to two individual plots.
Based on the two Sale Deeds, the authority can issue two bifurcated E-Khathas.
Mostly, they might be expecting some UNDER THE TABLE payment!
The remaining portion is with the builder itself and they are telling that property should be in single owner name, is that true?
I believe that they are misleading you. You may kindly consult a local civil lawyer or real estate agent.
