There was a property in North Chennai with an extent of 3150 sq.feet and it was approved by Town planning authority in 1969. They have broken into five pieces as (900, 900, 400, 600, 350 sq. feet) and sold it without legal sub-division.
I have bought 900 square feet of land and planning to construct house now. On going to Licensed Planner, he told me to regularize the land by paying necessary charges (around 70K).
Should I regularize the land as it was already approved by DTCP in 1969? Can I directly go for building approval?

Hi,
Suggest you to visit local Revenue office (Corporation) and check if Regularization is required for this bifurcated piece of land.
You may also have to get Mutation done in your name for this property (if not done earlier).

Thanks for your reply, Sreekanth. I will check with them regarding the same. In your experience, did you come across the situation where regularization is required for DTCP approved way back before sub dividing?
I have got Patta a month back. I hope mutation is nothing but Patta.
