I am planning to buy a flat in virar east (Mumbai). But agent told me there are cc certificate is available but oc is not available so is it safe to buy a flat in cc certified building? There are no issue of any water and electricity supply also apartment is older than 5 years. So Can I take interest in it? Also let me know how I verify building documents?

Ideally it is advisable to buy a Flat with OC and CC, so that in future there won't be any issues with civic bodies.
In case there are any structural deviations that are not permissible by the local laws then its the Flat owners who will end up paying the penalties and not the previous owners or builders.
So, you need to be aware and beware of this, in case you can identify a Flat with OC and CC, you may prefer that one to this property.
