Dear srikant bro,
Thanks for reply for my last query. One more query is as under:-
Brother, I purchased a residential plot from a Builder (Infra project) and all registration formalities i.e. sale deed were done. Location of my plot is a village near Kurnool and comes under jurisdiction of Panchayat. The builder had purchased the agricultural land duly converting into commercial land from a villager. He got layout plan approved by the Panchayat. On going through the your article on Mutation of property in Relakhs.com, I enquired the builder regarding mutation of residential plot purchased from him. He said need not to mutate the plot as it is converted land and told mutation for Plots is not required. My query is whether mutation of my plot from local civic body i.e Panchayat is required or not? and if yes, Do the panchayat levy any tax to my plot on mutation?
Please clarify me, Thank u

Hi,
Kindly note that Mutation of property is not mandatory but very important.
For example, if you go for sale of property, your prospective buyer might ask for Mutation extract (or) if you would like to construct house, you may have to apply for Electricity or Water connection or pay property taxes then mutation of property is a very important task.
So, suggest you to visit the concerned Panchayat office and inquire about the requirement of mutation and if they can do it.
