We are planning to purchase a land from the seller. It's an ancestral property. It's only on seller's name. His wife is not willing to make signature. Want to check if we can buy that land without wife's signature?

Is he (the seller) the only legal heir to that property?
Did you try finding out the reason for (Seller's wife) unwillingness to sign the deal?
Did you consult a civil lawyer on this?

The seller has 4 siblings, but he bought that property from them. So he is the owner now.
Seller’s wife has some misunderstanding, but he wants to sell, so wanted to check if it’s ok if only he signs as he is the owner of the property as per records.

What if she claims an ownership share in that property? (Let's understand the fact that anyone and on anything can approach the court of law). So, are you ready to face these kind of legal challenges ??
